Description:

The hotel is located in the Chaika Resort. The terrain features a slight slope to the northwest and a little stronger one in the southeastern direction. Access is through road connections tangential to the western and southern boundary of the terrain. The basic principle in the design solution is the emphasis on the main entranceaxis. This is achieved by highlighting the communication core, a materialized solution for the business communications zone and a light-weight façade between them – all this corresponding with the dome above the atrium and the centre line of the main entrance and the hood. The rest of the facades of the hotel part are resolved in a tranquil and light-weight mood. The rehabilitated volume is balanced with an emphasis on the restaurant and an evacuation staircase. The one-storey volumes at the main entrance and pool zone are of reinforced concrete, which is lavishly glazed. The dome above the atrium is glazed on a metal structure. The glazing configuration counterweights the transition in the levels between the terrace and the sixth floor. Additional components to commit to memory are the courtyards at the one-storey volumes, their purpose being to retain the existing trees. A dominant accent in the interior is the atrium that enriches the internal space, allowing for more sunlight. The places of the main approaches to the complex are preserved with a provision for new organization and demarcation of flows. The main road access for hotel guests comes from the west where the building of a new roadway is envisaged for automobiles accessing the main entrance. Provision is made for the expansion of the existing parking area while its location will remain the same. The flooring of the parking places is grassed joints. One-way movement is envisaged for the zone, as well as the necessary space for cars in front of the entrance. Separate entrances are provided for the hotel section and the
estaurant complex. A service entrance is individualized. The one-storey volume at the main entrance is in conformity both with the functional requirements and the possibility of ensuring convenient access. All road communications, the expansion and the pedestrian zones are subordinated to the idea of preserving the existing trees. Supply lines for the complex come from the southwestern corner of the plot. Supplies for the individual zones are provided through the necessary internal functional connections. The boiler room is situated in the basement of the hotel part under the administrative zone. Open-air pools are situated in the southern part of the plot, these being in immediate connection with the sports center and the indoor pool.
