Description:

The design solution reflects the intentions of the Client to build a habitat that satisfies the highest modern-day requirements for environmentfriendly construction and the high norms of dwelling in diplomatic and similar residential buildings and groups with special organization and functioning. The town-planning solution takes into account the characteristic peculiarities of the terrain and its location on the borderline between the central city part and the areas in the foothills of Vitosha Mountain. The two groups of buildings – ‘city’ and ‘park’ are designed in ellipses, situated in a way to achieve the town-planning accent sought by the author. The green areas in the complex amount to 70% of the total area. The ‘park’ zone consists of three buildings of four floor each, with two, three and four entrances. An underground parking lot is realized under all of those, with a street and technical premises. Each entrance features a panorama elevator. The individual bodies of the building are situated in a terrace-like order, following the natural displacement of the terrain. All buildings have external thermal insulation. Airconditioning of the buildings is provided by convectors and radiator heaters. All internal electrical, water, sewage, heating, ventilation and Air-conditioning installations are in place. Park lighting is ensured together with a sprinkling system for all green areas. The complex comprises 63 apartments in the ‘Park’ zone, 21 apartments in the ‘City’ zone, a restaurant, a fitness centre, a shop, offices, a bank hall, a
showroom, two built-in transformers, an independent gas-fired boiler room and chillers.
The entire territory was designed and realized as a park system with rich and diverse vegetation. Children playgrounds are individualized, relaxation and break zones, isolated from the intensive city traffic. Ground-level access and car parking on the entire territory of the complex is restricted.
